Our history

Fjellstø Gruppen's roots go back more than 10 years, with the company now known as Gautefalltomter.

John Olav Gjelstad was passing through Telemark when he happened to visit Rytterspranget at Gautefall. He was captivated by the area and couldn't understand why more people didn’t want a cabin right next to the ski slopes at Gautefall. The foreign owners of the land were interested in selling, and so the journey began—leading to the development and sale of approximately 200 cabin plots at Rytterspranget. In 2021 alone, around 50 plots were sold and developed at Rytterspranget. Despite strong sales, Fjellstø Gruppen still holds approximately 150 plots at Rytterspranget and around 30 plots at Gautefalltunet.

In 2018, Åsvika Gård in Risør was put up for sale. This was an old farm situated on a large property with 1,300 meters of shoreline. The area included a fully zoned cabin development (Kallarberget) with 28 plots offering sea views, private boat access, and proximity to the town center. However, development had stalled due to disputes over access roads. Fjellstø Gruppen took the risk of acquiring the property, and within a few months, a solution was reached with the landowners that satisfied all parties. This allowed the development of Kallarberget to begin. The project was launched in the summer of 2019, even before infrastructure work had started. By 2020, all infrastructure was completed, and by the spring of 2021, the last of the 28 plots had been sold.

The success at Kallarberget inspired further investments. In 2020, Fjellstø Gruppen acquired three development areas in Øysang, Risør. Located just three kilometers from Risør town center, Øysang is connected year-round by Norway’s oldest (and most charming) wooden ferry. The area is a paradise for families, offering activities from morning to night. Fjellstø Gruppen has also invested in a brand-new activity park featuring a playground, two tennis courts, a sand volleyball court, and a football field. In total, Fjellstø Gruppen owns approximately 185 plots in Øysang. The first developments were launched in the spring of 2021, with strong sales results.

In the spring of 2021, Fjellstø Gruppen was approached by a group of landowners at Åstø in Tvedestrand. They presented a beautiful, south-facing cabin development area with approximately 120 plots. However, the area had been marked by significant conflicts, making development difficult. Throughout the summer of 2021, Fjellstø Gruppen worked closely with several landowners to establish a stable and cooperative solution that would allow peaceful and successful development of the site. By late July, the local newspaper Tvedestrandposten reported that conflicts had been resolved and all parties were satisfied. Since then, Fjellstø Gruppen has maintained a positive and collaborative relationship with the neighbors in the area.

Most of the plots in Åstø offer stunning ocean views and are beautifully positioned along the start of Sørlandsleia, between Tvedestrand town center and Lyngør. Given its prime location, Fjellstø Gruppen named the development Sørlandsleia Tvedestrand. The company holds approximately 120 plots in the area, which was launched in 2022.

Fjellstø Gruppen has also invested in a breathtaking 720-hectare area in Birtedalen, Fyresdal, which is zoned for recreational development. The project is still in the planning phase.

Additionally, in 2021, Fjellstø Gruppen acquired a 13-hectare area in Åfoss, Skien Municipality. This development includes 10 exceptional residential plots with southwest-facing views over Norsjø. The project was completed in 2023.
